Construction Phase
Project Planning & Monitoring
- Prepare contract documentation, once the contract value is finalized by the client with the contractors.
- Coordinate with Architect, Structural Designer & MEP Consultants for drawings.
- Prepare Construction Schedules.
- Monitor construction progress by contractor w.r.t quality & timelines, and implement remedial actions.
- Maintain records such as daily logbook, work plan of contractors, progress schedules, manpower report, and material consumption reports.
- Prepare material requirements and send it to Purchase Department on fortnight basis.
- Send Weekly progress reports.
- Set performance standards for contractors and suppliers & establish quality control procedures.
Cost Management
Pre-contract cost advice and cost management
- Preparing Budget & Estimates based on Concept drawings & information provided.
- Incorporating comments & decisions from Client / Project Manager & sign off the initial budget / cost appraisal along with assumptions.
- Preparing preliminary cash flows.
- Suggesting Client time to time for cost optimization.
- Providing statement for cost overrun/under run on monthly basis on the basis of approved bills & expenses.
Post Contract Cost Control and Monitoring
- Preparing cash flow statement
- Providing monthly project cost control and administrative services
- Providing monthly project cost report.
Tendering and Documentation
- Co-ordinating with the respective consultants and preparation of BOQ’s for all the packages.
- Verifying Bar Bending Schedule (BBS) submitted by Contractors.
- Adhering to the Tender Event Schedule.
- Preparation of Contractor’s list
- Issuance and receipt of Tender documents.
- Preparation of commercial comparisons of tenders
Post Contract Cost Management
- Handling over of site documentation related to our services.
- Certification of Bill of Consultants/Contractors.
- Rate analysis of extra items.
- Periodical information to Client about any escalation in material cost.
Training
- To increase the safety consciousness of the workforce and the supervisory staff, periodic training and motivation towards safe practices are to be conducted. The training should of visual i.e. through videos & physical i.e. mock drills etc. We will conduct mock drills also.
Documentation & Record Keeping
- To check/update/correct and incorporate standard operation procedures in Safety Manual.
- To prepare periodic reports of each site visit, training &mock drill, and accordingly instructions are to be issued to contractors through Engineer In-charge.
Qualified Manpower Deployment
- To engage and deploy the qualified and sufficient number of manpower to audit all the safety measures and Workman Safety provisions as per latest safety guidelines at the site as per following qualifications, however, the decision of Engineer In-charge in this regard shall be final and binding.
